Many homeowners are tempted to choose the agent that agrees to the highest list price, which is usually not your best option. An overpriced home wont sell and for many reasons. First if the home is over priced then the home is set up to compete with properties in a superior market, potential buyers whose needs would fit the home aren’t even aware of the property due to its higher pricing. Second in every market there is a fair market value, which is the price at which the return is maximized. To determine what is fair market value many agents utilize a CMA which stands for a Comparative Market Analysis. Next you need an agent that is honest with you and up front about what can be done to improve the staging of the home. Many agents today will come to the listing presentation and only communicate the positives, which is always important to point out but don’t you want an agent to offer guidance and suggestions?! A superior agent will point out the good and bad of your home in a way that is professional and non-offensive, they can offer suggestions about what home buyers are looking for and to what might deter them.

Another key item to ask about when deciding who is the best agent to market and sell your home is about their follow up plan. One of the biggest complaints about listing agents is lack of communication. You need to know when they will communicate with you and how!

Most agents have a prepared listing presentation, which is utilized by agents to promote themselves, their office, and their abilities that will help them to sell your home. Don’t be afraid to ask to see it! Its important to know why they think they deserve to list your home, and how they are going to sell it.

The last thing I would like to add is not as much a determining factor in an agents abilities would be what associations are they a member of. I am personally a member of the REALTOR association, which requires post-licensing training and sets a Code of Ethics for us to live and work by. Now depending on the situation there may be other questions to ask when choosing an agent, but these are some important ones to remember. The true secret to finding the right agent is to ask questions. Don’t be afraid to ask them, Fire away! The more knowledge the better and it sets an expectation to which your listing agent should be held accountable.
